When You Need This

You have a lot, a print and a permit, and the house has to get out of the ground. Maybe it is a first house on family land. Maybe it is a spec house or a modular that has to be set on a crawlspace by a certain date. Maybe you are the builder and the last dirt guy left you waiting.

The headache is usually the handoff. The excavator digs, somebody else forms, somebody else pours, the mason waits, and every gap between them is a week. When the footer ends up out of level or the pad was never packed, nobody owns it.

Shore ground makes that worse. Flat lots with no fall, a high water table, sand in one corner and clay in the next, and tidal or floodplain ground near the Nanticoke, the Choptank and the Marshyhope where the season decides what you can dig. A foundation set wrong here does not show up for a year, and then it shows up in the block.

How Steve Does It

First the site. He strips the topsoil off the footprint, stockpiles it, and builds the pad up out of the wet with fill packed in lifts. He sets the finished floor height with the grade in mind so water runs away from the house on all four sides, and puts silt fence and a stone entrance in where the county wants them.

Then layout off the print — corners squared, diagonals checked, everything shot with the laser. He digs the footers to the depth the print calls for, below frost, off the high corner, with the steps planned to land on block courses. The trench bottom gets cleaned flat onto undisturbed ground, and if it is taking water he sumps a corner and pumps it dry before concrete.

Footers get formed where the ground will not hold an edge, rebar goes in continuous and lapped on chairs, and he sets the vertical uprights in the wet concrete on the mason's spacing so the steel comes up through the block cells. The top gets screeded and smoothed dead level, corner to corner.

The mason takes it from there and builds the wall. Steve does not lay block and does not pour foundation walls — that is the mason's trade, and keeping it that way is why the footer is ready and square the day the mason pulls in. Steve stays on the job around him.

After the wall is up he comes back for the rest. Footer drain in stone and fabric to a real outlet. Backfill in lifts against the wall so it does not slump next spring. Interior fill brought up and packed, stone over it, poly laid and lapped, mesh or rebar on chairs. He forms the sump pit and sets it, sleeves whatever has to pass under the slab, and pours the slab flat with the pitch it needs. Then rough grade around the house, the topsoil back on, and the site left clean for the framers.

After that it is how much fill the pad needs and how much dirt has to move, footer width and depth, how many corners and steps, how much rebar, crawlspace versus basement depth, slab square footage and thickness, and how much stone goes under everything.
